Terms and conditions

Contract

The letting of The Engine House for any period (“the Tenancy”) shall be between the owner of The Engine House, Sandy Suffield, and the person(s) named on the booking form (“the Tenant(s)”) such expression to include any other person occupying The Engine House with the Tenant(s).

Rental tenancies

All prices for letting The Engine House are quoted on the website and are as per the check in /check out dates entered into the website booking system. Rates and prices may be subject to change.

Payment and confirmation

Provisional bookings are accepted by Sandy Suffield via email. The booking is not considered confirmed until this provisional booking has been reviewed by Sandy Suffield, the Tenant has agreed to the Terms and Conditions, the Tenant has provided the booking information requested and a 25% deposit has been paid. Sandy Suffield will then confirm the details of the booking via email to the Tenant. Once confirmation has been issued the Tenant is liable for the total rent. The balance of rent and security deposit must be paid at least 8 weeks before arrival, without further demand. N.B. In the case of bookings made within 8 weeks of the commencement of the holiday then the full amount is due.

Security/damage deposit and tenant obligations

You shall take proper care of The Engine House and its contents. A security/damage deposit of £500 is required at the same time as full payment is due. The deposit is fully refundable within 14 days of departure provided the following provisions are met: No damage is done to the property or its contents, beyond normal wear and tear; all rubbish is placed in the appropriate rubbish or recycling bins; bins are wheeled out to the side of the track; all dirty cutlery, crockery etc is either hand washed or placed in the dishwasher and cleaned; only toilet paper to be thrown down the toilets; all windows and doors to the house are left secure and the keys are left secured in the shed. Please note that if you lose or damage the key/ security fob there will be a replacement charge of £50. No linens / towels are lost or damaged; no early arrivals or late departures; vehicles are parked in the designated parking area; only a maximum of two well behaved dogs are brought to The Engine House; all charges accrued during the stay are paid prior to departure; no charges are incurred due to illegal activity or services rendered during the stay; no other activity other than the use of The Engine House as a private holiday let; no commercial activity such as the use of The Engine House as a location for a photo shoot.

Our rights of access

Our staff or contractors may need to access the Property if there is an unforeseen problem, to investigate a complaint you have made, or to perform certain routine property checks. If this happens, we will do our best to let you know in advance of the date and time that we will need access. If your stay with us lasts more than seven days we will provide a service clean for which you will be charged £75. Our staff or contractors will need to access the Property in order to perform any service clean. If we do need to access the Property for any reason we will always try to access at reasonably convenient times (other than in the event of an emergency). In order to ensure the proper maintenance of the Garden our Gardener may require access during your stay.

 

Maximum occupancy

6 persons. All persons staying at The Engine House must be declared.

Cancellation

Any cancellation must be emailed to Sandy Suffield. If a cancellation is made 8 weeks or more prior to the rental start date then the 25% rental deposit will be forfeited, unless The Engine House is re-let for the same period and for the same cost. If The Engine House is re-let the Tenant will receive a full refund of the rental paid less a £50 administration charge.

Arrival and departure

The Engine House is available for occupation from 5.00pm on the day of arrival and must be vacated by 10am at the latest on the day of departure.

Equipment failure

Every effort is made to ensure all items of equipment described and supplied in The Engine House are in good working order. However, no guarantee is given or liability accepted if breakdowns occur before or during a Tenancy. We will endeavour to organise repairs or replacements as quickly as possible.

Internet access

Broadband internet access is offered but this is on the basis that we do not promise that the service will be available constantly and that it is provided for recreational and not for business use. (Neither a minimum speed, unrestricted bandwidth nor uninterrupted provision of an internet access service can be guaranteed and We will not be liable for any form of compensation or expenses claimed by any guest in respect of the provision of internet services not being available or failing.) There is no BT landline.

Windows and doors

All persons staying at The Engine House should be aware that those windows that are openable are locked only by the action of closing the window and moving the handle downwards. These windows may be fully opened at any time by the reverse action of moving the handle upwards. Double doors from the kitchen into the garden, sliding doors from the corridor into the garden and the garden gate must be locked whenever guests leave the property.

Accessibility

The Engine House does have stairs but the downstairs bedroom, bathroom and snug area are seamless with wide doors and good access for wheelchairs.

Driving and parking

There is parking space for three cars in front of The Engine House, the area is marked with a red brick boundary. Please keep cars parked within this area and be careful not to obstruct track access for neighbours. There is a petrol station in the village for filling up.

Complaints

All complaints must be notified to Sandy Suffield immediately to ensure sufficient time is given to investigate and/or take the necessary remedial action. Compensation will not be offered where the Tenant has denied Sandy Suffield the opportunity to rectify matters during the Tenancy.

Termination

The owner reserves the right to terminate the Tenancy. If the tenant has met all the conditions then they will receive a full refund of any monies already paid.

Lost property

The personal belongings of the Tenant are the complete responsibility of the Tenant and no liability can be accepted for any loss or damage.

Pets

A maximum of two well behaved pets are permitted in The Engine House for a £50 fee, please ensure they are kept off any furniture. They are not permitted upstairs. Please clean and dry off your pets before allowing them to enter the building. Please be responsible and ensure any waste is bagged and disposed of away from The Engine House grounds. Please do not leave your pets alone or unsupervised in the Property at any time during your stay.

Smoking, candles and woodburner

Smoking is strictly prohibited inside The Engine House. You and your party must not use candles, fireworks or Chinese lanterns at the Property. You must comply with the instructions for the wood burners found in the welcome pack, particularly regarding the appropriate fuel (supplied logs) to use for your safety.

Commercial activity

The letting of The Engine House under this agreement is strictly for the purposes of a private holiday let. No commercial activity is allowed. This includes not allowing The Engine House to be used as a location for a photo or film shoot.
